Inspection That Follows the Moisture, Not Just the Stain

Most mold inspections fail the same way: they document the stain and ignore the story. A patch on drywall is the end of a chain that started with water — a fitting that seeps, a window well that floods each spring, a bathroom fan pushing steam into the attic. Our inspections work that chain backward. We want to know what's growing, but more importantly we want to know what's feeding it, because that answer determines everything about the fix.

That's also why we're careful about testing. Sampling has real uses — confirming a suspected hidden problem, checking whether spores have spread, documenting conditions for a real-estate transaction, verifying a completed cleanup. But when growth is visible and the cause is obvious, a lab report often just tells you what you already know, at your expense. We recommend testing when it answers a genuine question, and we'll tell you plainly when it wouldn't.

Where We Look — and What We're Looking For

  • Under Sinks and Along Plumbing Runs — Supply lines and drains seep slowly and invisibly. We check cabinet floors, the wall behind the trap, and the path a small leak travels before anyone notices it.
  • Finished Basement Walls — Framing and drywall over foundation walls can conceal years of dampness. Moisture readings and deliberate access points show what the finishes are hiding without tearing into them blindly.
  • Bathrooms and Their Exhaust Paths — Steam has to go somewhere. We follow it — grout lines, ceiling corners, fan ducting — to see whether it's leaving the house or feeding growth along the way.
  • Attics and Roof Penetrations — Sheathing staining, vent terminations, and flashing around chimneys and pipes. Attic problems stay invisible from the living space until someone climbs up and looks.
  • Crawl Spaces and Rim Joists — Dirt floors release soil moisture that condenses on the framing above. We inspect rim joists, subfloor, and vapor conditions — the factors that decide whether a crawl space stays dry.
  • Windows, Wells, and Exterior Walls — Condensation at windows, seepage at window wells, walls facing sprinkler spray. The exterior tells you where water is being invited toward the house.

How a Mold Inspection Actually Runs

  1. Start With the History — Before any meter comes out, we ask questions: past leaks, smells and when they're strongest, recent projects, how spaces are used. The house's story usually points at the moisture before an instrument does.
  2. Walk the House With Moisture in Mind — A room-by-room visual inspection paired with moisture readings at suspect surfaces. We're mapping where water is now and where it has been — and the map matters more than any single stain.
  3. Sample Only When It Answers a Question — If hidden growth is suspected or documentation is needed, we take targeted air or surface samples for lab analysis. If sampling won't change the plan, we say so and skip it.
  4. Deliver Findings You Can Act On — You get a clear account: what we found, what's feeding it, how far it extends, and what should happen next — whether that's remediation, a specific repair, or simply monitoring a spot.

Inspection pricing mostly follows time and testing. A larger home takes longer to walk properly, and tight crawl spaces or steep attics add real effort. The biggest variable is sampling: each air or surface sample carries its own lab analysis cost, which is one more reason we only recommend samples that will actually inform a decision. A focused look at one suspect area sits at the low end; a whole-house investigation with multiple samples and written documentation for a transaction sits higher. What's the difference between air sampling and surface sampling?

A surface sample identifies what's growing on a specific spot. An air sample gauges what's suspended in a room's air, which helps when growth is hidden or you want to know whether spores have spread beyond the visible problem. They answer different questions, and part of our job is matching the sample type to the question you're actually asking — or telling you no sample is needed.

Can you find mold behind walls without cutting them open?

Often we can narrow it down considerably. Moisture readings, odor patterns, visible clues at edges and outlets, and the home's leak history usually point to a specific area. Sometimes a small, deliberate access opening is the honest next step — one careful hole beats guessing, and it's far better than demolition by trial and error.

Should I get a mold inspection when buying a home?

If the home has a musty smell, visible staining, a finished basement, a crawl space, or a history of leaks, an inspection before closing can save you from inheriting someone else's water problem. General home inspectors note what they can see; a mold-focused inspection digs into cause, extent, and what a fix would involve — useful information to have before your deadline, not after.

The lab results came back — what do the numbers actually mean?

Lab reports list which species were found and in what relative quantities, often compared against an outdoor sample. There's no official threshold separating a "safe" number from an "unsafe" one, so interpretation matters more than raw counts. We look at whether indoor results diverge from outdoor conditions and whether they corroborate a suspected hidden source — then we explain it in plain language.
